Maintenance of components

What needs to be maintained on a door?

Our service team often sees defective fittings and panic locks during door maintenance. Damage of this kind means that the door can no longer fulfil its function. As a result, it no longer complies with legal determinations. Rapid repair is particularly important here.

If gaskets are pulled out as shown in our examples, the door no longer complies with the legal requirements for fire and smoke protection. This defective threshold gasket at floor level also causes a massive impairment in the functionality of the fire protection door.

Missing or incomplete components also mean that the function of the door is no longer guaranteed. With this escape route door, the missing component must be added and the defective striking plate replaced.

Scope of services & packages

We carry out the following maintenance work for you at regular intervals (once a year):

Doors with and without fire protection requirements
  • Visual and functional check of the door elements
  • Check seals and fire protection strips for damage
  • Check and lubricate handle guides and tighten fixing screws. In the case of hinged/fixed fittings, the mounting in the backplate is checked for stability
  • Tighten the screws on escutcheons and rosettes
  • Check hinges for breakage, check correct position of pins and retighten screws
  • Readjust doors, check sealing pressure and adjust the countersunk threshold seal
  • Check and readjust locking points
  • Check and readjust the door closer and door coordinator
  • Doors with glass inserts are checked for damage
Additional control points for doors with electrical components and/or escape route function
  • Tighten the screws of the retaining plates for magnetic contacts, electric strikes, flexible cable transitions and bolt contacts and check for completeness
  • Lock escape route doors with mechanical locks and check the panic function
  • For door elements with access control, check the function of the installation parts
  • Check electrical interlocks or guard locking devices
  • Check emergency releases and escape route function
